Credit Report

Credit checks give you access to data that shows whether or not a potential tenant has a history of making various payments on time. Obviously, the only way your real estate makes money for you is if a renter pays every month. Since the credit report includes loan history, credit card history, and rental history, it gives you a good idea of whether it’s worth moving forward with a prospective renter. If a tenant’s history comes back with less-than-ideal data, it allows us to weed out ineligible applicants and spend our time and resources on getting the best candidate for you.

Employment and Income Verification

Current income is another element of our tenant screening reports. A common measurement in the rental industry is to have renters who can afford to spend about 30% of their gross income on rent. By verifying their monthly income, we can keep your investment safe by approving tenants who meet that criteria. When screening tenants, it’s important to determine if they can afford your property so they don’t end up in default for living above their means.

Confirm Previous Rental History

Fair Credit Reporting Act

We follow the fair housing law and treat each individual equally in the screening process. As defined and regulated by the Fair Credit Reporting Act (FCRA), we design rental applications to fairly collect the following information as part of our tenant screening process for landlords:

Personally identifying information (names, social security number, date of birth, etc.)
Current address
Criminal history (if applicable)
Rental background check
Eviction history (if applicable)
Additionally, prospective tenants are given the opportunity to agree to the terms and conditions of a tenant screening report. We carefully follow all FCRA obligations and abide by tenant screening procedures to ensure the accuracy of the information provided.
